Garden Route, Western Cape | Lifestyle Estate

Ideal spot for your holiday home!

Underneath Witsand is a body of underground water which leaches the red iron oxide from the sand, making the beach a brilliant white.

Along this magnificent coastline, the “brulsand” (roaring sand) can sometimes be heard rumbling as the dunes are disturbed by the wind.

One of the few places on the Western Cape’s shoreline that remain unspoilt, Witsand is a coastal village situated at the mouth of the Breede River on St Sebastian Bay. Each year great numbers of migrating southern right whales come here to calve, so it stands to reason that Witsand’s pristine four-kilometre stretch of white-sand beach is one of the most enviable land-based viewing spots in the world. The estuary is a fisherman’s haven, safe for swimming, and – thanks to the reliable summer southeaster – windsurfers love it here too. This swimming beach’s Blue Flag status means its safety, cleanliness and ecological management are of the highest international standard.

Central Developments Property Group’s Breedezicht Estate is the last residential development permitted in Witsand. The development started in 2008 and the property was relaunched in 2016. Life in the village of Witsand is peaceful and the locals are famously friendly. Breedezicht’s waterside location offers undisturbed river and ocean views from many of its plots, and the grounds are well kept. Designed with both holidaymakers and retirees in mind, security on the estate is a priority, although the Witsand area is so safe and rustig that you can stroll to the beach or beach bar in the evening without any of the security concerns we face in the city. The estate follows best practice when it comes to sustainability and energy efficiency, promoting the use of rainwater harvesting and solar panels. The lifestyle and stability of the area make the estate and the town a very attractive long-term investment, with homes in the area being passed on from generation to generation.

Investors can choose to purchase stands from approximately R 450 000 and use their own architects, but must adhere to the architectural style guidelines and remain subject to approval by the Breedezicht Home Owners Association. Alternatively the development team offers a full-service plot-and-plan option, in terms of which they manage all aspects of building and suppliers, which ensures the best service and peace of mind for those who don’t live in the area. There is a selection of architectural designs available, all with their own unique features, including Cape Heritage, Modern Beach, Fisherman’s Cottage, New England and Vermont style homes. Completed plot-and-plan houses are available from R 1.65 million.

Village life at Breedezicht Estate is for people of all ages. The active and outgoing can enjoy a world of water sports on their doorstep, from snorkelling to kitesurfing and windsurfing, and Witsand is a fishing destination like no other: competition is tough, with fishing tales aplenty. On Witsand beach there are creature-filled tidal pools to explore with the kids, and the diversity of birdlife inhabiting this part of the Cape Floral Region is immense. A leisurely beach stroll to catch the sunset is just as easily accessible.

Breedezicht’s location offers more to explore nearby: the Breede River Valley, renowned for its dramatic scenery, and the popular Route 62, one of the longest wine routes in the world. Homeowners on the estate are also close to the pristine wetlands of De Hoop Nature Reserve, which teems with wildlife and fynbos. Not far either is South Africa’s third-oldest town of Swellendam, where horse riding, hiking and mountain biking are just some of the activities on offer.

The Breedezicht Estate developers have worked hard to create an offering ideal for both holidaymakers and those looking for a peaceful place to retire. With its inviting seaside village atmosphere and ample recreational possibilities, residents have the choice to make estate life as laid-back or adventurous as they like.
