The COVID-19 lockdown threw the property industry into a state of uncertainty, with numerous new developments having to be mothballed for a while. But things are getting back on track, and Gauteng’s estate developments are going ahead with releases of new unit sales or building packages as planned. We rounded up a few.

THE HUTTON, in Crowthorne in the heart of Kyalami, Midrand, completes construction of Phase 1 by end of June, then completion of Phase 2 (62 more houses) by the end of November. Three- and four-bedroom units are selling from R2.3 million to R3.1 million. Each unit is fitted with Siemens appliances, and features a covered patio that extends into a private garden.

The Hutton is a bespoke development for families and individuals who are looking to experience the equestrian lifestyle synonymous with the Kyalami region, while being close to some of Gauteng’s best private schools and healthcare facilities. It features a clubhouse with a restaurant, and its own health and fitness centre.

COPPERHILL ESTATE, in the leafy suburb of Pinehaven in Krugersdorp, has launched sales of Phase 2, which will add 192 two- and three-bedroom homes (priced between R800,000 and R1.1 million) to the existing 321 duplex homes and apartments of Phase 1.

Overlooking the Cradle of Humankind, Copperhill is spread over almost nine hectares. Phase 2 homes will feature open-plan living areas leading to covered verandas and gardens, ideal for families that require space and privacy.

Amenities at Copperhill include a clubhouse, swimming pools, braai spaces, outdoor gyms, sports fields, games room, kids’ playgrounds, and jogging or walking paths. It is close to a selection of shopping centres and the Netcare Pinehaven Hospital.

SWALLOW HILLS residential estate, in Riverfields north of Kempton Park, has started selling seven different building packages. Extending over 9.7 hectares, its 180 stands will be selling from R550,000. Both freestanding and cluster-home development options are catered for, with stands ranging from 380 square metres to 1,000 square metres.

As well as potential full-time residents, Swallow Hills is likely to be attractive to a growing corporate rental market because of its proximity to the business hub around OR Tambo International Airport.

It features private play and activity parks with an entertainment area and lifestyle centre. Bulk infrastructure upgrades and investment in roads have been made to allow for future growth and development. New schools, a multipurpose sports centre, medical centre, reacreational spaces and retail shopping nodes are in the pipeline.

MELROSE MANOR, a new senior living estate is due to open at the end of next year, but sales commence in June. Prices are between R1.2 million and R3 million for elegantly appointed studios, and one- and two-bedroom apartments.

Owned by Auria Senior Living, Melrose Manor has been renovated from a grand old building into an elegant and desirable senior living estate. It features a concierge service and 24-hour on-site nursing care as well as a wellness centre with doctors’ consulting rooms, a physiotherapist, biokineticist, exercise studio and activity room. There are also restaurants, a coffee shop and private dining rooms.

THE RETREAT RETIREMENT ESTATE, in Hazeldean in Pretoria East, launches 24 new one- or two-bedroom retirement apartments, with prices starting at R900,000.

The estate has been designed for active over-55s, but there is a frail care centre on site, and lifts providing easy access to the first-floor apartments. There is also an activity-filled clubhouse, and the estate is close to shopping centres, Netcare Pretoria East Hospital and Life Wilgers Hospital.
