Despite the uncertainty of the past 18 months, Sitari Country Estate continues to take form in the Helderberg basin, and 2022 promises to be even bigger and better.
The estate has the backing of the Amdec Group, South Africa’s leading developer of new urban lifestyle offerings, who acquired the 190-hectare site in 2019. Since then, work has been under way to transform it into one of the country’s biggest and most successful property development stories.
Offering a variety of opportunities to buyers, with plots pricing from R690,000 to R1,650,000, apartments from R1,150,000 to R3,495,000, and homes from R2,950,000 to R6,799,000, when completed the estate will consist of approximately 3,300 dwellings.
An Evergreen Lifestyle Retirement Village, Curro private school, and a large neighbourhood retail centre, with Checkers and Woolworths having already taken up tenancy, will complete the offering, while orchards, vineyards, a children’s play area, water features and a 22-hectare wetland will provide the country lifestyle aspect. On-site offices available for rent and a robust security offering will provide greater convenience and added peace of mind.

Being able to tick so many boxes for both homeowners and investors is ambitious to say the least, but it has proven especially advantageous during the pandemic.
Bucking the trend
While the rest of the property development sector struggled to revive itself after lockdown restrictions were lifted in mid-2021, Sitari Country Estate were busy introducing brand-new components to their lifestyle offering.
The first was their state-of-the-art fitness centre/gymnasium, which opened in 2021 and offers a mix of biokinetic and physiotherapy treatments as well as the usual HIIT, boxing, Pilates and aerobics classes.
In June 2020, the estate also opened their first dedicated on-site coffee shop, called Merkava. Its location at the sales centre by the main gatehouse means that it is accessible to both residents and potential buyers, and it even offers a fresh coffee bean delivery service across the estate.
A promising 2022
In 2022, the estate will be entering its seventh year since launch to market and – as Claudius Combrinck, executive director of Sitari Property Sales, explains – there have been some phenomenal achievements.
‘During this time, more than R1.8 billion in sales have been concluded, significant infrastructure development has taken place, and multiple apartments and homes have been completed. As with most lifestyle estates, completion is linked to the sales rate, and we anticipate robust sales in the new year, expecting an additional R100 million in sales to add to those of 2021, bringing the total for 2022 to R350 million,’ concludes Combrinck.
They’re impressive targets, but given Sitari’s track record, they are undoubtedly achievable.
Standing for sustainability
Sustainability and green living are top of everyone’s mind following on from the COP26 Climate Change Summit, and again, Sitari is well ahead of its competition here too.
Every home on the estate is fitted with upmarket solar geysers and energy-efficient light bulbs. Homeowners are also actively encouraged to recycle glass, plastic and paper, and waterwise plants in the landscaped gardens are watered using recycled greywater.
If ever there was a lockdown success story, it is that of Sitari Country Estate – it is little wonder that they are repeatedly ranked in the top two fastest-selling large-scale estates in the Western Cape. Hats off to them!
