The integration of Artificial Intelligence (AI) in various industries has been transforming the way we live and work.

As the construction sector in South Africa seeks innovative solutions to improve efficiency and productivity, the adoption of AI technologies for building, design, and renovation holds immense potential. But what will the impact be on jobs? And how far has the AI innovation come in recent years?

AI has maintenance capabilities

When it comes to the preservation of existing properties, AI offers predictive maintenance capabilities adds Harli. ‘By employing smart sensors, AI can determine when a component of a building may need attention, helping manage costs and ensuring that these properties retain their charm and value over time.’

AI’s influence on health and safety

AI can also play a role in Safety Enhancement. This can be important as safety is a top priority in construction, and AI can play a pivotal role in mitigating risks. AI-powered cameras and sensors can detect safety violations and hazardous situations, promoting a safer work environment for construction workers.

AI and project monitoring

AI-powered project management tools enable real-time tracking of construction progress, resource allocation, and cost control. By analysing data from sensors and drones, construction companies can identify potential issues and streamline processes to meet deadlines efficiently.

‘AI is also revolutionizing on-site activities, with robotic assistance and autonomous vehicles performing tasks that once relied solely on manual labor. Even drones, equipped with AI, are now employed to survey construction sites, providing real-time data and in-depth insights that aid in project management,’ says Harli.

Will AI replace the human element in property development?

The integration of AI in the construction industry may raise concerns about job displacement given all its capabilities. But while AI can automate certain tasks, it is more likely to complement human expertise rather than replace it entirely now.

When asked whether AI could replace humans in construction at this point, Harli says: ‘Simply put, no. AI is a tool, not a substitute. It lacks the human ability for nuanced decision-making, the touch of craftsmanship, and the capacity for original, creative thought. It does, however, offer unprecedented efficiencies, cost savings, and a new level of precision in the realisation of high-end property projects.

If anything, the adoption of AI will give rise to new job roles, such as AI specialists, data analysts, and tech support teams. These positions will be essential to manage and optimize AI systems, creating a demand for skilled workers in the technology and construction sectors.
